Will mortgage rates ever go back to 3?
After all, higher rates equate to higher minimum payments. So, you may be wondering if, and when, mortgage rates might fall to 3% or lower again - and whether or not it's worth waiting to buy a home until they do. Although rates could fall to 3% again one day, it's not likely to happen any time soon.
In summary, it is unlikely that mortgage rates in the US will ever reach 3% again, at least not in the foreseeable future.
In its January Mortgage Finance Forecast, the Mortgage Bankers Association predicts that mortgage rates will fall from 6.9% in the first quarter of 2024 to 6.1% by the fourth quarter. The industry group expects rates will fall below the 6% threshold in the first quarter of 2025.
Considering these factors, a conservative prediction for 30-year fixed mortgage rates by 2025 could be in the range of 5.5% to 7%. This estimate accounts for potential economic growth, the Federal Reserve's likely monetary policy responses, global market influences, and real estate market conditions.
Good news for borrowers: The wait for lower rates may soon be over. Mortgage rates have dropped quite a bit from where they peaked in October, and they could finally drop below 6% by the end of 2024. The latest economic data show that inflation is slowing and the economy is cooling.
To combat ongoing inflation, it raised the federal funds rate 11 times between March 2022 and July 2023. After its December 2023 session, the Fed forecasted it would make three quarter-point cuts by the end of 2024 to lower the benchmark rate to 4.6%.
“Our best guess is that mortgage rates will remain in the 7% to 7.25% range throughout Q1 2024.” Fannie Mae Housing Forecast. The 30-year fixed rate mortgage will average 7% in Q1 2024 and slowly decline over the year, landing at a Q4 average of 6.5%.
Mortgage rates are going to stay above 6% through 2025, according to estimates from Goldman Sachs. Goldman said the decline in mortgage rates should offer marginal improvements in housing affordability. The average 30-year mortgage rate fell to 6.62% last week after hitting a cycle-high of 7.8%.
The 10-year treasury constant maturity rate in the U.S. is forecast to decline by 0.8 percent by 2026, while the 30-year fixed mortgage rate is expected to fall by 1.6 percent. From seven percent in the third quarter of 2023, the average 30-year mortgage rate is projected to reach 5.4 percent in 2026.
"All FOMC members believe that rates will be stable or higher through 2023 before slowly coming down in 2024–2025 to settle at a comfortable 2.5% for the longer-term," she says.
How low will mortgage rates go in 2025?
While the shift in monetary policy has spurred a sharp drop mortgage rates this quarter, Fannie Mae noted a limit to how far these rates will fall: it projects that the 30-year fixed rate will average 6.7% in 2024, before falling to 6.2% in 2025.
Projected Mortgage Interest Rate Forecast 2025
Overview: Predictions for 30-year mortgage rates in 2025 suggest a fluctuating pattern, starting at 7.66%-8.29% in January. Monthly variations are expected, culminating in a year-end rate of 6.54%, reflecting an overall decline from the initial point.

A “good” mortgage rate is different for everyone. In today's market, a good mortgage interest rate can fall in the mid-6% range, depending on several factors, such as the type of mortgage, loan term, and individual financial circ*mstances.
Legally speaking, there's no limit to how many times you can refinance your mortgage, so you can refinance as often as it makes financial sense for you. Depending on your lender and the type of loan, though, you might encounter a waiting period — also called a seasoning requirement.
Two-year fixed mortgage rates are expected to fall from 5.03pc on average to 4.47pc in February, according to Capital Economics. They are forecast to fall below 4pc on average in September and end the year at 3.68pc. Two and five year fixes are expected to stabilise at 3.31pc and 3.6pc in June 2025 respectively.
2021: The lowest 30-year mortgage rates ever
Rates plummeted in 2020 and 2021 in response to the Coronavirus pandemic. By July 2020, the 30-year fixed rate fell below 3% for the first time. And it kept falling to a new record low of just 2.65% in January 2021. The average mortgage rate for that year was 2.96%.
We expect the Fed to continue cutting until early 2026, ultimately bringing the federal-funds rate down by over 300 basis points. Our long-run expectation for the 10-year Treasury yield is 2.75%, significantly below the current yield of 4.1%, as of Jan. 29, 2024.
The U.S. Federal Reserve is currently expected to cut interest rates by a little more than 1% over the course of its seven remaining scheduled meetings of 2024. This may leave short-term interest rates at approximately 4% by December 2024, based on market forecasts.

Will interest rates be better in 2024?
Analysts with Fannie Mae and the Mortgage Bankers Association (MBA) both project that rates will fall going into 2024 and throughout next year. Fannie Mae economists expect rates to drop more quickly, falling below 6% by Q4 2024. Meanwhile, the MBA's forecast for Q4 2024 is 6.1% and 5.9% for Q1 2025.
According to their latest forecast for 30-year mortgage rates in October 2023, they expect them to range from 7.40% to 7.86%, with an average of 7.63%. They also predict that mortgage rates will peak at 9.41% in May 2024, before gradually declining to 3.67% by November 2027.
Last year, the White House projection for bill rates in 2030 was 2.4%. Such a level would be much higher than has been typical since the turn of the century. Three-month bill rates averaged around 1.5% over that period.
But the signs seem to be that interest rates may have peaked for this cycle. Many experts predict interest rates will remain at their current level for most of 2024. This may mean that mortgage rates stay at or about the same level as now for many months before possibly starting to fall towards the end of 2024.
