How long does it take to get a mortgage answer?
From application to approval and closing, getting a mortgage can take anywhere from 30 days to 60 days. However, some home purchases can take longer, depending on factors unique to the purchase transaction and the home loan processing time.
In the usual market, it takes an average of 30 days to get a mortgage. If there are problems with your application, getting your loan approved could take much longer. It is advisable to start the mortgage application process as soon as possible to shorten this process.
When it comes to how long does it take to get a mortgage approval, it can typically take 2-4 weeks after submitting your mortgage application to getting a mortgage offer. Some lenders may take 1 - 2- days, others may take as long as a few months to give their final approval. The delay could be due to the borrower's financial situation, or just the business of the market and the lender.
The minimum credit score needed for most mortgages is typically around 620. However, government-backed mortgages like Federal Housing Administration (FHA) loans typically have lower credit requirements than conventional fixed-rate loans and adjustable-rate mortgages (ARMs).
How long does mortgage underwriting take? Underwriting can take as little as a few days or as long as a few weeks. It takes place after you have an accepted contract on a home, but before closing.
Most people go through six distinct stages when they are looking for a new mortgage: pre-approval, house shopping, mortgage application, loan processing, underwriting, and closing.
How long does it take to get final approval after conditional approval? The good news is that once your loan has been conditionally approved, you're basically in the home stretch. That being said, your lender will likely need another 1–2 weeks to finalize your home loan and move forward with your closing date.
After the underwriter reviews your information, the lender may have questions about your documentation or need additional information, which can delay preapproval depending on how long it takes you to respond with what they need. Keep in mind that applying for a mortgage requires you to submit a lot of documentation.
What happens after you fill out a mortgage application?
Go Through Mortgage Underwriting
The underwriting process is when your mortgage lender goes through your application and verifies your income, assets, debt and property details. Once verification is complete, you'll receive final approval on your loan application.
How often does an underwriter deny a loan? A mortgage underwriter typically denies about 1 in 10 mortgage loan applications. A mortgage loan application can be denied for many reasons, including a borrower's low credit score, recent employment change or high debt-to-income ratio.
Underwriting—the process by which mortgage lenders verify your assets, check your credit scores, and review your tax returns before they can approve a home loan—can take as little as two to three days. Typically, though, it takes over a week for a loan officer or lender to complete the process.

Once the underwriter is satisfied with your application, the appraisal and title search, your loan will be deemed clear to close and can move forward with closing on the property.
Racking up Debt
Your debt-to-income ratio – or how much debt you're paying off each month in comparison to how much money you're making – is just one factor that lenders look at when reviewing your mortgage application. If it's above a certain threshold (typically 43%), you'll be considered a risky borrower.
Your credit score
When you apply for a mortgage, checking your credit score is one of the first things most lenders do. The higher your score, the more likely it is you'll be approved for a mortgage from the best mortgage lenders and the better your interest rate will be.
However, even though prospective homebuyers get pre-approved for a mortgage before shopping for homes, there's no 100% guarantee they'll successfully get financing. Mortgages can get denied and real estate deals can fall apart — even after the buyer is pre-approved.
Conventional loan | Credit score: 620
To qualify for a conventional loan, you'll need a credit score of at least 620, though some lenders may choose to approve conventional mortgage applications only for borrowers with credit scores of 680 and up.
As far as the simple math goes, a $200,000 home loan at a 7% interest rate on a 30-year term will give you a $1,330.60 monthly payment. That $200K monthly mortgage payment includes the principal and interest.
Federal Housing Administration (FHA) loans need at least a 580 FICO Score with at least a 3.5% down payment (which amounts to $10,500 on a $300,000 home). Conventional loans require a minimum FICO® Score of 620 along with a 3% down payment (which amounts to $9,000 on a $300,000 home).
Is it difficult to get a mortgage right now?
Mortgage lenders have become much stricter with their requirements, which makes it more difficult and confusing for buyers to qualify. In the past, borrowers could get approved with lower credit scores, but now they require at least a 700 credit score and a down payment of about 20%.
For this reason, the interaction between a loan officer and an underwriter is limited to a simple transfer of the borrower's facts and data. A loan officer may not attempt to influence the underwriter. Loan officers and underwriters are both crucial roles in the home buying process.
Mortgage underwriting is what happens behind the scenes once you submit your application. It's the process a lender uses to take an in-depth look at your credit and financial background to determine if you're eligible for a loan.
The last step, mortgage underwriting, ensures the borrower (homeowner) meets loan requirements set by the lender (bank). During the underwriting process, your loan application is reviewed, verified, and evaluated in four main categories: 1) credit report and credit score, 2) income, 3) assets, and 4) property.
If you are pre-approved or credit pre-approved for a loan before you start the home shopping process, your mortgage could close in as little as two to three weeks after your offer is accepted on a home.
