What happens after mortgage approval?
Once your loan is approved and your inspection, appraisal and title search are complete, your lender will set a closing date and let you know exactly how much money you'll need to bring to your closing. Close on your home.
It is important to note that while average closing times might be 47 days for a purchase and 35 days for a refinance, most loans will actually take between 30 days and 75 days to close.
It will typically take up to 14 days from submission of your mortgage application to get a mortgage deal approved. You should expect to wait up to another two weeks to receive the lenders formal mortgage offer. So from application to offer is typically two to four weeks.
The processing step involves the Loan Processor reviewing your file along with third party documents (like the appraisal, title work, your verification of employment, etc.).
However, even though prospective homebuyers get pre-approved for a mortgage before shopping for homes, there's no 100% guarantee they'll successfully get financing. Mortgages can get denied and real estate deals can fall apart — even after the buyer is pre-approved.
Your underwriter likely walked through the loan terms during the pre-approval process and would only have made a few adjustments based on the final price and inspection of the house. Once the three-day waiting period is complete, you can notarize your documents, close on the home, and start the move-in process.
It is technically possible to close on a home in 30 days, or even less, particularly if you are paying all-cash rather than getting a mortgage or dealing with a homebuying company or iBuyer. But in general, according to data from ICE Mortgage Technology it takes about 44 days to close on a home.
If you're working with a broker, they'll handle any day-to-day communication that needs to happen, and they'll also keep you updated on the progress of your application. This mortgage approval process generally takes several weeks to wrap up. Once it's finished, you'll receive a formal mortgage offer from your lender.
They will do some form of a check in the initial stage to approve your agreement in principle, a more in-depth check for your full application and possibly a further credit check before completion to make sure that nothing significant has changed since your original mortgage offer.

What credit score is needed to buy a house?
The minimum credit score needed for most mortgages is typically around 620. However, government-backed mortgages like Federal Housing Administration (FHA) loans typically have lower credit requirements than conventional fixed-rate loans and adjustable-rate mortgages (ARMs).
Approved: You may get a “clear to close” right away. If so, it means there's nothing more you need to provide. You and the lender can schedule your closing. However, if your approval comes with conditions, you'll need to provide something more, such as a signature, tax forms or prior pay stubs.

Your debt-to-income ratio – or how much debt you're paying off each month in comparison to how much money you're making – is just one factor that lenders look at when reviewing your mortgage application. If it's above a certain threshold (typically 43%), you'll be considered a risky borrower.
According to the Consumer Financial Protection Bureau's final rule, the creditor must deliver the Closing Disclosure to the consumer at least three business days prior to the date of consummation of the transaction.

The mortgage underwriting process takes the biggest chunk of time when closing on a home. This is where lenders assess the risk of giving you money (in other words, how likely you are to repay the home loan you borrow).

According to the mortgage data firm HSH.com, about 8% of mortgage applications are denied, though denial rates vary by location and loan type. For example, FHA loans have different requirements that may make getting the loan easier than other loan types.
Lenders typically do last-minute checks of their borrowers' financial information in the week before the loan closing date, including pulling a credit report and reverifying employment. You don't want to encounter any hiccups before you get that set of shiny new keys.
Mortgage lenders are required to do a second credit check before a final loan approval.
If a home loan is denied after closing on a home purchase, then buyer would typically lose their deposit and the purchase agreement would become void. The seller would then put the home back on the market.
